Nanuet may not be Rockland County's Political Hub, but for everything else, you can find it here. It is the center of Rockland County for shoppers, commuting (the Palisades Parkway, The NYS Thruway, Route 59, Route 304) Nanuet has the Red and Tan Bus Line Service as well as Metro North Railroad. There is a local bus that runs from Nyack straight thru to Suffern. For the shopaholic you will have a couple of miles to commute to the Palisades Mall.
In Nanuet there is in the neighborhood of 2000 condominiums and townhomes, and at any given time you could find at least 25 condos listings in the MLS listings in Rockland. There are more than 15 condo developments in Rockland County's Nanuet. In this buyers market you should act quickly as today's opportunity may well be tomorrows regret if you choose to wait.
The Hamlets of Rockland are like a city unto themselves, with more than a thousand condos in all. Rockland's Red and Tan bus service picks up residents for their commute to Manhattan, where you will arrive in NYC's midtown Manhattan within an hour. These condos have pools, clubhouses, tennis courts and tot lots. On a hot August evening, from Condo to pool, with out the hassle of mowing the lawn, or cutting the shrubs, after a day at the office.
Three separate school districts educate the children in the Hamlets, the Nanuet Free School District, Clarkstown School District, and the East Ramapo School District. The entrance to the developments are on Smith Road, and also New Clarkstown Road. There are areas in the Hamlets Condos with spectacular views, as well as areas where the condos settings are that of a village. Additionally, a lot of the Condos have fireplaces and basements.

The Timberline Condo is the most contemporary styled section of the Hamlet's with Cathedraled ceilings, it is also the smallest section of condos in the Hamlet's, with 125 units. Prices range 360K t 460K and common charges are between $250 and $350 per month excluding heat.

Eagle Ridge Condominiums, the newest addition to the Hamlet's in Nanuet, were built betwe en 1992 and 1995. There are approximately 250 units that vary in size with both 1 and 2 bedrooms. Some offer apartment feels with one floor living, while others are 3 story units including basements. There is a nice assortment of layouts here and many have beautiful views of the town and mountains. They range in price from 315K to 430K with common charges around $325. Treetops in the Nanuet Hamlets Condos was the first section built and started quite a nice little village there. Construction on the townhomes began in 1977 when the latter 242 Treetops condos completed. They resemble single family colonials, most have basements and garages. They range in price from 300K to 425K with common charges from $300 to above $500 (some common charges include heat). Taxes are between 4K-5K.
The Knolls section, with 242 units, was built in three separate phases between 1987 and 1995. Many of the Knolls East condos have 3 stories, although the newer condos do not have garages with them, there is ample parking for owners and visitors. The price range for these Nanuet condos is 350k to 425K, with common charges ranging $250-$350 and taxes around $4500 to $5000, call me for a more accurate number if you are interested in a Nanuet condo for sale - Taxes change all the time. These units as well as most in the Hamlets of Nanuet come with washers and dryers (or at least the availability of the hook ups for them).

Vista at Kingsgate in the Hamlet's is another favorite. There are 242 units in the large subsection of the Hamlet's and they are similar to apartments, many seniors (although not a strict senior development) choose to make this home for the ease of one story living. There are also duplexes but the majority are single floor condos. The prices at Vista are pretty affordable ranging from 260K for a 1 bedroom/1bath unit to 360k for the 2bed/2.5bath condo unit. The Home Owner Association charge is about $250 a month for the 1/bed/1bath unit and the tax on the same is around 5K. |
